We are looking to purchase a small farm when this business is sold so if someone out there has a property that they want to sell or swap to purchase a business this could be suitable for us to make a deal.

Requirements.

  • Approximately 100 to 500 acres depending on rainfall and land quality.
  • Good reliable rainfall area (450mm plus) with well cleared land but shade timber left.
  • Must have a good water supply (either permanent running creek or good quality bore) or connection to water scheme..
  • Capable of running 50 plus breeding cattle.
  • Fenced suitable for breeding cattle and or horses.
  • Good cattle yards with steel crush and loading ramp.
  • Shedding for machinery and hay in good condition.
  • Stables and training yards for horses would be a bonus.
  • Capable of growing some hay and or grain for own use.
  • Preferably slightly undulating country.
  • Necessary machinery to run the place all in good reliable condition.
  • If no house then it must be priced to allow for a good home to be built.
  • Must be situated on a school bus route that covers up to Year 12.
  • Preferably not more than 20Km from a town and school.
  • Could be situated in Victoria, NSW or SA.
  • Must be income producing - not a tax dodge farm.
  • I  would want to buy W.I.W.O.

House specs if a house is on the property.

  • Three to four bedrooms (preferably four).
  • Large family room.
  • Modern kitchen.
  • Office with access to broadband internet.
  • Built within the last 25 years is preferable.
  • Would prefer brick construction.
  • Must be air-conditioned and have power, water and phone connected.
  • In ground swimming pool would be beneficial.

We realise that a small farm with a reasonably modern home will not provide the same income as we can get from this business. I have been on a farm many years ago and do know that there are some years when you can go hungry.

Total value with property, home, stock and plant approximately equal to the value of our business. Some adjustments could be made either way.
